| Minnesota Housing is an investor. As an investor we purchase industry standard products including: FHA, VA, RD, Fannie Mae and Freddie Mac. For product guidelines concerning downpayment, credit, and needed documentation, please consult the appropriate product guidelines. |
| I have a borrower who filed bankruptcy in the past. Do they still qualify for a Minnesota Housing loan? |
| The borrower must have re-established credit based on the underwriting/credit guidelines of the insurer/guarantor (FHA, VA, etc.). |
| What is Subsidy Recapture? |
Subsidy Recapture allows the federal government to recover tax subsidies from homebuyers who used subsidized mortgages to purchase their home, and have since rapidly experienced greatly improved economic circumstances upon sale of the home.
If subsidy recapture tax applies, the Borrower will incorporate the tax into their Federal Tax Returns for the year in which they sell the home. For definitive answers, a tax professional should be consulted or the IRS contacted at 1.800.829.1040. |
